Renting is a popular choice for many individuals and families offering great flexibility as well as the opportunity to live in a property and location that suits your lifestyle as well as your budget.
All of our properties are let on Assured Shorthold Tenancies under the Housing Act 1996.
Prospective tenants should note the following:
Tenants must be over 18 years of age and be in full time employment although we do have certain properties where housing benefit funded tenants would be considered.
Unless stated, payment terms are monthly in advance. The security deposit is taken at the outset of the tenancy along with the first month’s rental.
We would recommend that if you are aware that you have a poor credit rating (i.e. County Court Judgements etc) that you advise us of this fact before proceeding.
The tenants are responsible for the payment of all outgoings to include Council Tax, Water Rates, Electricity, Gas, Telephone Charges and TV Licence.
The initial payment of rental and security deposit must be in a guaranteed form i.e. Banker’s Draft, Cash or Building Society Cheque.
From the 1st February 2016, all private landlords in England, including those subletting or taking in lodgers will have to check new tenants and guarantors have the right to be in the UK before renting out a property.
